Facilities management without the spreadsheet guessing game
Most estates teams can tell you what is on the asset register. Fewer can tell you, without a site visit, exactly where it is and what condition it was last seen in.
An FM asset register is usually accurate in the way a phone book is accurate: the entries are correct, but finding the thing you actually need means someone who already knows the building. New starters, contractors and anyone covering a colleague's patch lose time to exactly that gap, every week.
The problem is not data, it is location
Most estates already hold reasonable asset data somewhere, a CAFM system, a spreadsheet, a PPM schedule. What they are usually missing is the spatial link between that record and the actual physical location and condition of the asset, verified recently rather than at the last full survey. A plant room drawing tells you an AHU exists on level 3. It does not tell you it now has a corroded bracket a technician would have flagged on sight.
Tying the asset register to a current 3D twin closes that gap. A Building Manager or technician can move from an asset ID straight to its exact location and its most recent visual condition, without needing to already know the building or chase down whoever did the last inspection.
