From reactive to planned: what a live twin does to a maintenance schedule

Most FM teams know reactive maintenance is more expensive than planned maintenance. The reason they stay reactive is usually visibility, not intent.

Ask any FM Director whether they would rather run planned preventive maintenance than reactive callouts and the answer is never in doubt. The reason most estates stay more reactive than they would like is rarely a lack of intent. It is that planning requires visibility the team does not reliably have, condition, usage and history for every asset, kept current, without a technician physically checking each one.

Where the twin changes the equation

Live sensor data overlaid on a current 3D asset register gives a Building Manager exactly that visibility, condition and status by asset, updated continuously rather than at the last inspection, alongside the maintenance history that would otherwise live in a separate system entirely.

For estates already running IBM Maximo, we integrate directly, a bidirectional sync between the twin's spatial asset data and Maximo's work order and asset management workflow, so a technician does not end up maintaining two disconnected systems, one for the spatial picture and one for the actual work order.

Where SFG20 fits

SFG20 schedules set out the standard maintenance regime for a given asset type. A spatial asset register tied to live condition data supports exactly the kind of scheduled inspection and evidence trail a Compliance Officer needs to demonstrate SFG20 and Fire Safety Order compliance, without that evidence depending entirely on a paper trail assembled after the fact.

An honest limit: this does not replace the judgement calls that turn condition data into a maintenance decision. It gives the person making that call better information, sooner, rather than making the call automatically.
